The deal, in plain words.

These terms apply when you hire us. We've tried to write them the way we talk. If anything here is unclear, call and ask before you book — we'd rather explain it now than argue about it later.
1. Who you're dealing with
Whychus Window Washing is a locally owned window, gutter and solar panel cleaning business operating out of Sisters, Oregon, and serving Sisters, Bend, Redmond and Tumalo. Reach us at (541) 668-4533 or hello@whychuswindows.com.
2. Quotes and pricing
The rates published on this site — $6 per window, exterior only, $90 minimum per visit, $2 per window for screens, $0.80 per linear foot of gutter, $8 per solar panel — are our standard residential rates.
The estimator on this site is a ballpark, not a quote. It works from the numbers you type in, and we haven't seen your house. The binding number is the written, fixed-price quote we give you after an on-site walk-around. Once you accept that quote, that is the price we invoice, even if the job takes us longer than we expected.
Some work can't be priced from the street and is quoted separately after we look at it: hard-water and mineral stain removal, post-construction film and paint removal, and any glass that needs restoration rather than cleaning. We'll tell you before we start, not after.
If we arrive and the job is materially different from what was described — substantially more windows, or access we were not told about — we'll stop and re-quote rather than silently charge more.
3. Scheduling, access and weather
We'll agree a date with you in advance. Exterior work depends on weather and daylight; if conditions make the work unsafe or would produce a poor result, we'll reschedule at no cost to you. High wind, ice, and lightning are the usual reasons.
You're responsible for giving us safe access to the areas being cleaned — gates unlocked or codes provided, vehicles moved, and pets secured. If we can't get in and can't reach you, we may charge the $90 minimum for the trip.
Please move fragile and valuable items away from the windows before we arrive. We'll move ordinary furniture and put it back, but we'd rather not be the ones handling your grandmother's vase.
4. Cancelling and rescheduling
Give us at least 24 hours' notice to cancel or move an appointment and there's no charge. Cancel with less notice, more than once, and we may ask for the $90 minimum before rebooking. We hold ourselves to the same standard: if we have to move your appointment, we'll tell you as early as we can.
5. Payment
Payment is due when the work is finished and you've walked through it with us. We take card, check or bank transfer. There is no deposit for standard residential work.
Property managers, HOAs and commercial accounts can be set up on net-30 billing by arrangement. Invoices unpaid after 30 days may accrue a 1.5% monthly late charge, and we may pause scheduled service on the account until it's current.
We don't take payment details through this website.
6. Our guarantee
The guarantee covers our work. If we missed a pane, left a streak, or left debris on a sill or in a bed, tell us within 3 days and we'll come back and put it right at no charge. No fine print, no argument.
It doesn't cover the weather putting dirt back. Clean glass sheds rain without spotting, but a storm the following week, sprinkler overspray, or a dust event will mark your windows again — that's the high desert, not a defect in the work. Tell us anyway and we'll take a look; we'd rather see it than have you assume.
If you were away and genuinely couldn't inspect the work in time, say so. We're not going to hide behind the calendar over a pane we missed.
7. Existing damage and things we can't fix
Older glass and frames sometimes have problems that only become visible once they're clean. We are not responsible for conditions that existed before we arrived, including:
- Failed or fogged double-pane seals
- Scratches, chips, pitting or hard-water etching already in the glass
- Oxidised, chalking or failing paint on frames and sills
- Loose, rusted or improperly installed gutters, hangers and downspouts
- Rotten trim, failing caulk, or screens whose frames or mesh are already brittle
We'll point these out when we see them, and we won't try to sell you a repair for them. If something is fragile enough that cleaning it carries real risk, we'll tell you and let you decide before we touch it.
If we damage something through our own carelessness, tell us promptly and we'll make it right.
8. Work we'll decline
We won't do work we can't do safely. That includes glass we can't reach from a stable ladder or the ground, roofs and pitches that aren't safe to walk, and anything involving electrical hazards. Turning down unsafe work is not us being difficult — it's the reason we get to keep doing this.
9. Text messages
We only send you text messages if you asked us to, by checking the consent box on the estimate form or by texting us first.
- Messages are about your estimate, your appointment, and your job — scheduling, arrival windows, photos of completed work, and follow-up.
- Message frequency varies with your job. It is not a marketing blast.
- Message and data rates may apply, depending on your carrier and plan.
- Reply STOP at any time to stop messages. Reply HELP for help.
- Agreeing to texts is never a condition of getting a quote or hiring us, and we don't sell or share your number.

10. This website
We keep the rates and information on this site current, but prices and availability can change, and the site may contain errors. Nothing here is an offer we're bound to until we give you a written quote. The text, photos and design on this site belong to us.
11. Limits
Except where the law doesn't allow us to limit it, our liability for any claim connected to a job is capped at what you paid us for that job. We're not liable for indirect or consequential losses — lost rental income, missed bookings, and the like.
Nothing in these terms takes away rights you have under Oregon consumer protection law.
12. Which law applies
These terms are governed by the law of the State of Oregon, and any dispute belongs in the state or federal courts serving Deschutes County, Oregon.
Before it gets that far: call us. Almost everything gets sorted out with a phone call and a return visit.
13. Changes
If we change these terms we'll update the date at the top. The terms that apply to your job are the ones in place when you accepted your quote.
